Water
- Does the property have a water meter and where is it located? If a water meter is installed, will it need to be relocated to fit in with your plans? If relocation is required, please view the current fees, as a fee will be payable.
- Water meters must be kept free of obstructions to enable them to be read, maintained and periodically replaced. If obstacles are encountered such as a meter partially buried or encased in concrete, the property owner must remove the obstruction or the meter may be relocated at their cost.
- If the property has an existing dwelling, what is the condition of the internal water pipes? Leakages can go unnoticed for a long time and result in unexpected high water use accounts. Request an inspection, and during the site visit, ask if you can see the water meter and check the reading does not change over at least 30 minutes if possible. If it does change, ask the agent/owner if they are aware of any leakages occurring.
- Is the property located in a dual water supply development such as Mawson Lakes or Seaford Meadows? Prior to sale, each property must be checked to ensure no cross connection exists between the drinking water and recycled water supplies. Always check with your real estate agent to ensure this audit has taken place, and any required alterations to plumbing work have been rectified before you purchase the property.
- Is a rainwater tank interconnected with the mains water? If so, a backflow prevention device must be fitted, please refer to our plumbing guide for more information.
- Is the water connection for the property located away from the property, for example some distance down the road? In this case the property has a special type of connection agreement and the owner is responsible for the maintenance and replacement of the water pipe from the meter to the property in the event of any repairs that may be required.
Wastewater

Does the property have a wastewater connection and where is it located? If you plan to develop the property you will need to locate it and determine if it will be a suitable size and in the best location.
- What is the condition of the drains connecting to the wastewater? Cracked or leaking drains can allow tree roots to enter the drains resulting in blockages. Engage the expertise of a licensed plumbing contractor to inspect and report on the property plumbing and sanitary drainage system and water pipes.
- Is there an external overflow point on the property? An overflow relief gully may be required in the event of a blockage, either in the internal wastewater drain on the property or a backup of a sewerage blockage in the street. This will allow this discharge to flow externally from the dwelling.
General
- Are there any encumbrances on the property that should be addressed prior to the property being sold? Your real estate agent should be able to provide you with this information if you ask.
- Does the property have a water or sewer easement across it? This may impact on any building or additions you plan to make. Upon request, your real estate agent will be able to provide you with this information.
